How do your fees work?
If we are representing you as the "Buyer's Agent" our fees are paid by the Seller. If we are representing you as the "Listing Agent" our fee is 3% of the sales price.
How does showings work with my schedule?
Work with a Badger RE Agent to compile a list of homes that fit both your budget and your ideal features. Be sure to fill our our "Dream Home Questionnaire" so we can get a better idea of what you are looking for. We work with you to find the best time that works with your work and family schedule whether that is mornings, evenings or weekends.
How many homes should I look at before I make a purchasing decision?
This answer varies from 1 - 50! We want to ensure you are not feeling pressured into purchasing a home. Take your time and find what feels right. This is a large purchase and we are here to make sure you are feeling confident about your transaction.
How do I get pre-approved for a home loan?
Determine what you can afford and work with a lender to get pre-approved for a mortgage. Be prepared with a down payment, 20% is the ideal number, but this varies depending on the type of loan. We partner with phenomenal lenders & can help you find a mortgage lender if you do not already have one.
What Is Escrow?
A Title and Escrow company handles the transfer of funds and related documents from one party to another. An Escrow company should always be hired when purchasing a property. Escrow Officers impartialy carry out the written instructions given by the principals (buyer, seller and lender).
How long is the closing process?
The closing process normally called "In Escrow" is ideally 30 - 45 days. If a lender is involved the lender will need this time to gather all the necessary documents to process the loan. If it is a cash transaction, it can close as soon as a week!
What Is Earnest Money?
Earnest money is 3% of the purchase price that is held by Escrow to make your offer more desirable. Earnest money is due 2 business days after mutual acceptance. Earnest money goes towards your down payment.en to make sure that if it was the first time you were visiting the site, you’d understand your answer.
